Since, you have credit scores from the three major credit reporting agencies, which score does the mortgage lender use to determine your interest rate?

The middle Score is used or the Middle Number. Say you have scores of 640, 620 & 710. The banks use the score of 640 to determine your interest rate, Henry J Daniels - Sr. Mortgage Banker & CMPSI Certified Mortgage Coach Direct/Text: (936) 228-1944 Blog: WoodlandsMortgageBank.comNMLS #209419

The middle score is used for only 1 purchaser or if there are two of you on the loan - then the lower of the 2 middles scores is the one we would go off of. Of, if there are only 2 scores being reported than it would be the lower of the 2 scores. We have the ability to go down to a 580 with only 3.5% down payment, but also do excellent credit as well. The interest rate is also determined from the loan amount, loan-to-value, and what particular type of loan you would qualify for, so there are variables to factor in other than just credit score. I agree with Mary. There are a lot of different variables to how your rate is calculated. Not just your credit score. Your best choice would be to get with a mortgage broker. They are not stuck with just one lender. And most (well I know we do) have a credit build/repair program in place that can immediately improve your rate.
