Yes, in PA the deed, title and mortgage must match exactly.
Not necessarily.. But understand that laws vary from state to state.. Husband and wife can be on the deed even if only one is on the mortgage, however the deed change takes place after the loan has closed. In other words, you close on the loan where only the borrower is on title.. but then after it closes, the borrower deeds the property to both them self and the spouse. Depends on your state. Other answers say PA it is required. Here in Minnesota, you can do it either way. You can be in title and not be one the loan.
