Self employed home loan and not the best credit

I am in San Jose. I have been living in my home for 9 years. The current Wells Fargo loan is in my boyfriend's name. he passed away suddenly in December. I want to buy the home. I am self employed and my current credit score is 608 but getting better daily. It is in probate, but his parents are happy for me to buy it. I just need to find soemone who will lend to me. Sorry for your loss... Self-employed in and of itself is not an issue. Lenders simply require your past two-years Federal Tax Returns to determine your income after business expenses and write-offs. The 608 credit score is going to seriously limit your lender options. The vast majority of lenders do not lend for that low of a score. Simple contact a local licensed non-bank mortgage professional. Give them a full application, and let them review all your options with you.

Self employed borrowers have to show 2 years tax returns, and the lender is going to use your adjusted gross income. Self employed borrowers are more problematic in today's lending environment because the "Stated Income" loans of the past were specifically created for the self employed, but now they are gone. Lenders know they are going to write off everything they can, and they shouldn't be penalized for it... So if you take advantage of every write-off you can, you might not show enough income to qualify for the home.. As far as your credit score is concerned... there are lenders out there that will lend to borrowers down to 580 and some to 500, but guidelines are very strict... The best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
