Sales comps for appraisal

We are looking for a reverse mortgage on a log home on 21 acres in Rockbridge County, VA 24450. Everyone we have talked to says you need comps that must be log homes and within 20 miles. That may be difficult as there are several log homes on the market but I haven't been able to find any recent solds. Do you know of a lender that would use other custom homes like cedar, stick built etc. as comps we have plenty of those. Thank you. by billab_641_651 from Lexington, Virginia. May 17th 2012 Reply

Investors typically ask for like comps to show there is a market for these types of properties. Here is an example: If a borrower is looking for a traditional built home on 5 acres, the real-estate agent is less likely going to show them a log home on 20+ acres. Reality is a custon built log home is more desirable to some but not the majority of the population. I would recommend asking your mortgage professional if the lender would be willing to consider dated comparables to show there is a market for your type of home. You're trying to do the job of an appraiser, and that's a mistake. When you apply for your mortgage, the lender will order an appraisal, and he will find the allowable comparable properties to satisfy the lender and FHA. What happened with this? I am in a similar situation. I am selling my log home but the buyers are having problems getting a mortgage because there are no comps in our rural area.
