The USDA Rural Home Loan is a great program that offers up to 100% financing to buy a rural home. Did you have any particular questions on this program? You can also see what areas are eligible at http://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do
David hit the nail on the head!! USDA is a great option for those properties that meet their area criteria etc. Up to 100%. Good luck with the home buying experience. Scott.
Follow David's advice and you should be okay.
The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. They can also put together a side by side comparison so you can see which way would be most beneficial to you.. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. I love USDA rural loans, and do them all the time here in MN. You'll need to go a bit further west than Chaska MN to qualify for the rural loan, but not too far. Visit my USDA site at www.JoeMetzler.com/usda for more information.
