Repairing, replacing wooden deck stairs

In replacing wooden boards used as steps in an attached deck, is there any requirement to use only 1 board, as a 2x12, instead of say 2 boards like two 2x6 to prevent warping? by B.shannon4512469 from Chicago, Illinois. Jun 5th 2016 Reply

That would be up to your city or county guidelines. For loan purposes, as long as it is safe, you should be good to go.

This website is primary for mortgage related questions.. But in general.. lenders will allow what ever is acceptable within building codes.. I've never seen a lender reject a file because of something along these lines. Typically, the lender will require that all "Safety and Health" deficiencies be corrected.. but they don't really put much weight behind simple code violations, unless it's overwhelmingly obvious.. Example: the Uniform Building Code requires that garage doors that lead into a living space must open into the garage (not the home) and be fire rated and self closing.. If the door does not self close, or is not a solid core door, then the appraiser will make a notation since this has to do with "Safety and Health".. As far as 2x12 vs. 2x6.. my guess is that there might be a building code, but it wont have any affect on your appraisal. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
