Rent or Sell?

Hi, I need advice on whether to rent or sell. We are looking for a new home just across the street from our current home for more space since the family is growing. We applied for a VA loan with a 10% down on a $350k property. We are not using the profit from our home towards the new one because we fear that our money will be tied up. Our current home was bought with a VA in 2019 for $175k at 3.5% interest. Our current mortgage payment is $1,066 monthly. We live in a Mlitary town where the demand for homes for sale and rent is very competitive. We feel like we can rent our current home for $2k a month. Our realtor thinks that it is worth $250k and we can make at least $75k profit if we sell. I don't know if I have what it takes to become a landlord and the profit we would make when we sell is very tempting. On the other hand, passive income is another consideration. as you have doubts - I would recommend selling the property and investing your proceeds ......also if you are putting 10% down - consider a conventional loan in order to avoid having to pay the very expensive VA funding fee

The bigger issue is technically you can't have two VA loans at the same time. It is a possibility, but I don't have enough information to answer that for you. You'd better double check that with the new loan VA lender ASAP. As a landlord myself, I can tell you it isn't for everyone, and it really isn't true "passive income." Also look at cash now. Assume positive rent at $900 a month, versus $75,000 today, and it is 7-years of being a landlord to make that $75k again.
