Refinance 1st mortgage ?

I don't know of any 2nd lien holder that would subordinate to a new cashout first. They will normally subordinate to a new rate and term refi on the first if it puts you in a better position, but would not weaken their position by increasing CLTV by allowing you to take cash out rather than paying them off. I'd say the odds of this happening are slim to none.

I don't know of any program to would allow, I believe the only way you could do this is by No cash out first and leave 2nd. Let me give you two options have you thought about HELOC? Or reverse mortgage?
