More info needed, but in general, conforming guidelines require 6 months seasoning in order to use a new appraised value.. Less than 6 months, they go by the lower of appraised value or sales price.. This is a boiler plate guideline and cannot be waived.. if you find a lender who does portfolio financing, you might find a lender willing to do a refi using the new value sooner, but expect a higher rate, which kind of defeats the purpose.. so, you will need to wait it out.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Thank you for your response William. The refi would be for an investment property. I would use private money but since there is interest involved and a lien set, I would like to refi asap to pay off the lien. What do you think? I was told that Castle and Cook along with Wintrust offered this refi but I couldnt find one locally.
