The appraiser is indeed independent and he or she is hired by an Appraisal Management Company who is hired by your lender. So even though you paid for it, you are not the client. Your lender has some options. They can rebut the appraisal and give other comparable sales that the appraiser should have used and they can challenge other parts of the appraisal and they do that with the AMC and then the AMC takes it back to the original appraiser to have another look.The other option is that if the appraiser is completely off base and the information your lender gathers supports that, you can have it thrown out and have the AMC get another appraiser to do the report. This is extreme and quite rare. I have done it once in my long career and it was completely warranted. I tried to do it one other time and it was not accepted but we did rebut and get a little more value on that one.Basically, talk with your lender about these options.
Hi Hans pretty much gave you all the options, your lender would need to initiate any rebuttal. FYI, over the years I personally have been extremely successful in rebuttals and lately as well, but I must say it is a bit harder now than 10 years ago. Good Luck
work thru your lender to do this ....provide 1) additional sales comparables if the appraiser missed some 2) a list of factual errors in appraisal
