The good faith estimate should be a worst case of what possible closing will be. Are you saying that the settlement statement is more than $2000 more than the GFE? If they are, then no, that is not normal, and frankly, illegal! Please provide more detail.

Read it carefully. There may be a lender credit, which reduces your out-of-pocket expense, and then as your lender to explain it to you.

Your initial GFE will generally be overstated by a fair amount because a few of the charges are initially unknown. The title charges are probably the largest number and will be overstated until the title invoice arrives.

Your Good Faith Estimate is supposed to be just that.. An estimate provided in good faith. It needs to be close. $2,000 is NOT close. If there is a valid reason for a change, the lender must redisclose to you. Simple mistakes are not valid reasons, and the lender will be required to pony up the difference.

It's impossible to say without looking at the first and 2nd GFE.. current laws state that items listed in Box A have a ZERO tolerance, and cannot change once they have been disclosed to you.. Other items such as title and escrow fees, have a 10% tolerance, meaning they can go up to 10% over the estimate, but no more.. other 3rd party fees which are not necessary to purchase/refinance, but are optional.. those fees have no tolerance. So, depending on which fees put your estimate over $2000 extra, will determine if it's allowable or not.. try calling your lender and ask for a detailed explanation as to why your fees are so much higher.. if your not comfortable with his answer, ask for his manager, or change lenders..
