Rebuilding credit and wanting to buy a house.

As of Jan 2011 I've paid off all my bad debts and have been trying to rebuild my credit. Im a veteran, my credit scores are 642 605 and 680 . my annual income is $54,000 could I qualify for a home loan and about how much would it be. by villarreal.ma12 from Danvers, Massachusetts. Hello, Financing a mortgage is more complex than most believe. We would need more information from you regarding your past credit, any bankruptcies, foreclosures ect. Also are you self employed, or a wage earner. If you have 2 years verifiable work history, and you dont have any BK's, you should have no problem qualifying for a home loan. What state are you in? You can obtain a VA loan with usually no down payment and also in California, they have CAL VET loans, similar to VA loans. You can also obtain FHA financing with only 3.5% down. How much you qualify for depends also on the amount of your other debt payments, whether you are purchasing a condo with HOA dues, or a single family. Assuming, no credit cards, car payments or other installment/revolving debts, and purchasing a SFR based on your income you should be in the range of: Your gross income @ 45% is $2,025 a month for your mortgage payment, including all taxes and insurance. Back out 350 for taxes and insurance is $1,675 for Principal and Interest on your loan. For 360 monthly payments, assuming a 5% rate, your total amount you could borrow would be about 312k...Keep in mind this is just an estimate, your income, credit and history would need to be confirmed. Your current scores qualify for a VA loan. However, there a several other factors which will determine how much you can qualify for. Those include other outstanding debts, property tax and home owner's insurance amounts. I would be glad to figure all this out for you but I would need more information. There are many options you have for financing. Your scores are within the guidelines for VA which is 100% financing - FHA that requires 3.5% down payment, then there is also a USDA Rural Development loan that is 100% financing as well for certain property locations. The options you have are quite large in number. :-)
