What is the credit score for Conventional in California?

Here at Charter One Bank & RBS Citizens we are considered a Portfolio Lender. This means that we don't package and sell off our loans like many other banks, so with that we have great flexibility with underwriting as we don't have to meet many of the requirements as other lenders with things like maximum Debt-To-Income Ratios and minimum Credit Scores. We take a small town local bank lending approach - if the overall loan looks good, we will lend the money. ie. Low credit score, but good job history and strong assets

Generally the minimum middle credit score for a conventional, conforming (less than $417,000) is 620. There are some lenders that offer other options but the rate and fees will likely be at least somewhat higher.
