You don't need funds to close a VA loan. If you don't qualify for a VA loan, look into an FHA loan with 3.5% down. California still has a tax credit available, you won't be able to use it as a down payment, but there are options available to you. Find a licensed California Loan officer that can explain it to you. We can actually fund USDA loans wich are 100% unless you can go VA. USDA loans are for rural developement. If you have a property address I can check to see if it qualifies. ThanksJake
