I believe that your spouses eligibility may make you two eligible for VA financing. It may be hard to read as I can't format within this answer box, but below I have pasted directly from the VA Handbook. Members of the Reserves and National Guard who are not otherwise eligiblefor loan guaranty benefits are eligible upon completion of 6 years service inthe Reserves or Guard (unless released earlier due to a service-connecteddisability). The applicant must have received an honorable (a general orunder honorable conditions is not qualifying) discharge from such serviceunless he or she is either:o in an inactive status awaiting final discharge, oro still serving in the Reserves or Guard.

She would qualify, you would not.. for reservists, you have to be active for 6 years to obtain VA benefits.. you both can be on the loan and deed, but you would be using her benefits.. you would need to obtain a VA eligibility certificate. This can be ordered by your lender or you can order one yourself online via VA's website... The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. There are a few special rules to determine eligibility... Was he regular, then reserves, just reserves? Ever serve in combat? Been in reserves over 6-years? A good experienced VA lender can help quickly answer those questions to determine eligibility. In MN or WI, visit www.VA-IRRRL-Loan-MN.com

The short answer is, it is possible but it depends on the circumstances - but it sounds like at a minimum you would be able to using his entitlement. Of course you still have to meet other mortgage qualifications. Good luck and thank you for your service
