I can't find an FHA Back-to-Work Lender?
I had a short sale close two years ago. My credit was in great shape at the time of the event, and I have since rebuilt my credit to the mid-700s. I have participated in pre-purchase mortgage counseling. I know my budget, my Debt-to-Income is 14%, and I pay every one of my bills on time. My short sale / default was the result of an "economic event," yet I cannot find anyone that will underwrite a loan based on the FHA Back-to-Work program in Clarksville, TN. I have all the necessary paperwork compiled to prove my case, I have stable employment, and I know my finances inside-and-out. Be patient.. you should get a few responses here.. one reason you're having a hard time finding a lender is probably because you're walking into the local banks.. you should search for a Mortgage Broker.. Brokers have access to numerous lenders with varying lending programs, unlike the banks, if one says no, they can always go down the chain till the find a lender willing to do your particular scenario.. I'm a broker here in AZ and I have 20 lenders I deal with, and 6 of them offer the "Back to Work" program.. try contacting a local broker.. Not all FHA lenders offer all FHA products... especially the high risk ones. This was a good place to find one who will. I offer the FHA Back to Work program, but only in MN and WI.
