It depends on the overall credit post Short Sale. FHA is the better choice for minimum Down Payment. No Money Down if you are a Veteran. If you can prove a hardship, there is a Conventional avenue. Bottom line, there are options out there. My best advice, pick three Mortgage Brokers. Explain your situation and compare their answers. DO NOT LET THEM PULL CREDIT.
