We'll still be able to write FHA loans if the spending bill isn't passed.? We will still be able to get an FHA Case Number from FHA. FHA Total Scorecard will still be available . There may be a slowdown in processing as we may not be able to process the 4506T

FHA is remaining open. However, two other lender verification sources will not be available - IRS tax transcripts and SSA for verifying social security numbers and income.

FHA/VA will continue to insure and guarantee loan files, however any manual request (example: requesting a case number be cancelled to allow a new case to be processed) will not be processed. Currently both the VA Portal and FHA Connection are up and running so we can order case numbers, however if either system goes down it may take an extended period to get back on line.The IRS has suspended all 4506T processing. With no guidance from investors or the agencies on this topic we are basically in a holding pattern and following current procedures that state we cannot close a loan without verification of the W2 or tax returns used in the file.

There have been many government shutdowns in our past. This is nothing more than political jargon. While, having a closing date set for this week may be problematic in getting the goal line as a couple items (as stated already, IRS 4506t verification and Social Security # verification) necessary to close a loan are unavailable until we get passed this shutdown, processing and underwriting loans is still moving ahead at full speed. Delayed closing dates are really all we'll experience from this.

There may be a delay, if you are near closing, as IRS is not processing 4506T tax transcriptsl

The problem is not going to be FHA it will be getting the needed documents to process the loan. Most lenders these days are requiring to have verified summary's of your tax returns filed with the IRS (4506T Results).
