I have a house that is located in Alexandria, Va. that was left to my brother and myself free and clear. I want to buy my brother

There might be.. most lenders require a 640 or higher.. those that go lower will often have very strict guidelines, and most don't qualify.. (No derogatory credit in the last 24 months).. the real question is "Why??".. Why is your score so low.. You might be better off working with a credit repair guy and get the score up to 640.. by doing this, you will have endless possibilities.. (Assuming all other requirements are met, IE.. income, job, credit.. etc..) I'm a Broker here in Scottsdale AZ and I only lend in Arizona. It would be considered a refinance - cash out. Our min. score is 620 for that in Virginia unfortunately. Try some local brokers in your area, they may have a 580+ option.

Sure there is. Most of us do requrie a 620 or greater but getting the isn't often that hard from a 608 so as my colleagues have noted, its best to sit down with someone who can help get you to where you need to be. If you and your brother own the home jointly now then you'll already own 1/2 of the equity in the home. I do these loans frequently and, in my case, I'm licensed in the DC/MD/VA area.So I can certainly assist...There are several loan types that you may be eligible for. And, As another ofmy colleagues said, some brokers can go as low as 580, but that normally comes with some caveats. Your 50% equity stake is a very strong mitigating factor...it shoudl off-set many of those. Drop me a line, happy to discuss.RJS

I fear it will be difficult to obtain a cash-out refinance with your score. Check with other lenders on this forum that are local to you for best results. You may need to get your score up to a 620 or 640 to qualify.

You should first focus on why your score is so low and the best ways on getting it to a minimum of 620. We can review your credit and determine why it is low so you can go about improving it. If you want to contact us, we can discuss your options for a cash-out refi. 620 is not that far off from 608.
