You need to work on repairing your credit as 560 is min. score required for a refinance rate and term and 600 for a cash-out transaction.

fix your credit first, at that low of a score the rate will be terrible if you are able to find someone to help you

I don't lend in LA but can work with borrowers down to a 530 mid score. I agree with the others here about fixing your credit. Contact a local lender or two for a referral to a legitimate credit repair co.

No lender is interested in taking a risk on someone with poor credit. Work on repairing your credit, and proving your are credit worthy first.

Joseph, depends on who your current lender is. Some of the lenders do not require a certain credit score if you refinance with them. I would check with your current lender to see if they have a min credit score if you stay with them. Good Luck
