The rules are different if your business was started in the last year, the last 2 years, or more than 2 years.. it also depends on how much income there is... keep in mind that the lender will use the same income you use with the IRS.. if you write off everything and don't show enough income after deductions to support your current debt and new mortgage payment, then you will be denied.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Tax reporting for 2012 is not due until April 15, 2013, or later by extension. The underwriter will use your average adjusted gross income, line 37 on form 1040, for 2010 and 2011, as your base income for qualifying, plus a P&L for 2012.

If you are self-employed, you are required to provide two-years of tax returns. Before April 15th, lenders can not force you to provide one as they are not yet required to be filed.
