I know of no program where you can get down payment assistance on commercial properties, nor do I know any commercial lenders who would allow financing on properties which DPA was used in purchasing it... I'm not saying it doesn't exist... but I've never heard of it...I'm a Broker here in Scottsdale AZ and I only lend in Arizona. I would check with your local Municipality to see if they are offering any community improvement grants.

This will be very difficult. Sometimes the VA will lend assistance to veterans. Otherwise possibly local governments may have assistance. The problem sometimes with getting government assistance is finding a lender that has experience and comfort working with such assistance. SBA would typically be the only route they would go through.

20+ years of lending experience... I've never heard of down payment assistance for a commercial loan.

The only way you can get down payment assistance for a commercial loan is from a friend or familly member. There are no government programs that offer this.
