USDA guaranteed loans essentially are underwritten twice.. Once by the USDA and again by the lender.. USDA is swamped, and adding in the holidays will prolong things even longer.. Ask the buyer to allow you to contact their lender and call them directly to get an update.. There are just so many things that can pop up that can delay closing, so it might not be a USDA issue.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

My tenant has been approved for a loan house was appraised before thankgiving. appriaser has to go back on there wednesday after thanksgiving forgot to check the attic which is stupid because that's were the furnace is. Loan is still in underwriting from what I understand. the lender is not telling us anything. He said they haven't even started working on december loans yet. I'd like to know where in line she is kinda crazy that they are taking this long we were hoping they could be done by 14th now i'm not sure if we are going to close this month at all

I don't do loans there, so I don't know... But I'll bet your lender does. Give them a call and I'm sure they can tell you. ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ Licensed in California and Arizona ~ www.LoansA2z.com 888-889-9950
