my husband i want to purchase our 1st home. 150,000 with 30% down bfor 2013 in Fontana California. Would like some help :)

My husband and i would like to purchase our first home before the end of the year (2012). i am a stay at home mom, he works and makes a little under 57,000 a year and has already purchased a home in the past but as of May 2012 he is no longer in that deed/loan because of divorce. i have taken the responsability of looking into and getting info since he works and i have time, but THIS IS ALL NEW TO ME. so i would really love to find someone to who can help us out. by karlamejia02 from Fontana, California. I have over 25 yrs in this industry, and everything from a compliance officer to a orginator, funder, you name it ... Hi Linda123Thank you for your repli! yes the house was being payed on time during and after the divorce. Payments were never late. and i believe she also refinanced.

Congratulations on your decesion to purchase a home before the end of the year. I have many years experience in the mortage industry and I have the capability of getting your loan closed within two weeks. I am currently doing a VA loan for a customer who like you is purchasing a home in Fontana. Karla, You shouldn't have any trouble based on the scenario you provided depending on credit and other debts. As long as those are okay you should be able to work with pretty much any lender. Just be prepared to provide a lot of documentation for the application. Hi Karla,I see that you have had several responses. I specialize with both first time home buyers and I also partner with divorce attorney's to help people in your exact situation so this is really common territory for me. I am located not too far from you so it would be easy for us to connect. Since this is new, I recommend that you talk to at least 3 people so you know who you feel more comfortable with and I also recommend you have everyone provide you with a pricing quote as well. I can also recommend GREAT real estate brokers in your area for when you are pre-approved and ready to buy. Another strenght that my tean works incredibly fast.
