We are all mortgage professionals here Monica, so with respect, you are the one who is not up to date on current lending guidelines...plus, you already asked this question like 3 hrs ago and the answer is the same. The FHA may say they do not require a credit check for an FHA streamline, the FHA is not a lender, they are an insurer only. Your current lender is going to be the ONLY option if you do not want a credit check, otherwise you are going to have to submit to a credit check to set the rate.

FHA does allow for a "No Credit Qualifying Streamline" refi.. (HUD 4155.1 3-C-7)... and there are lenders out there willing to do them.. I have an investor who will do a SL without a credit check.. however they don't lend in OH... so you can try your current loan servicer, as often times they will allow for this type of transaction, however it your current servicer is one of the major banks, then don't waste your time.. They are unlikely to do these... if you go to Google and search for "mortgage broker (zip code)" you should get a list of local brokers.. Start dialing... I'm sure someone in your area will allow your scenario.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

We do not require a credit check if the loan is currently a 5/3 mortgage. If it is not a 5/3 loan, we require a 620 credit score.

Hi Monica, I think it is fair to say that it is a HUD requirement/mandate for the credit check. (That's per Mortgagee Letters 09-32, 10-19 & 11-11). If you have any other questions let me know. Thank you Monica for your candor, I only respond to ensure you aren't misunderstanding the professional help you are receiving. You might want to re-read all of the responses. First Dale responded, said if you were a current customer - no credit check - otherwise - a credit check was required. ***Then, I responded: My response quoted and showed you where I got my answer directly from HUD-- also supported by the other two responses you received; although I did preface it by saying "I think it's fair to say" ONLY because lenders can choose to expose themselves however they choose; especially if they are a full Direct Eagle like my company is. It would be HUD/FHFA they would need to answer to in the event they tried to place a claim for the insurance when the loan doesn't perform and they chose not to follow the guidelines when extending the lending in the first place.*** Then the bmcfed says the same as Dale & myself; That regardless what the program used to be called ages ago; if you went to your current mortgage servicer, maybe no credit, otherwise everyone will want credit. ***Good luck in searching for a solution to your situation.
