HomePath is 3% down, no mortgage insurance, but it's only available on HomePath Homes.. The interest rate is higher, however the overall payment will be lower than going FHA or conventional. Since HomePath is a conventional product, you will need higher credit scores to qualify.. FHA allows for 3.5% down, and you can use this financing on just about any home...I'm a Broker here in Scottsdale AZ and I only lend in Arizona. IT ALL DEPENDS .. I love Homepath, I have been doing those types of loans for the last 4 years.. Homepath is for 3% down for primary or second homes, 10% down for investments, no mortgage insurance, and most of the times Fannie Mae pays the closing costs. they do require mortgage history ,, so this is not for a first time home buyer.
