If I cannot get it, should I miss the payment or do I need the payments to be ontime for HARP2? by Sharon_290_757 from Thousand Oaks, California. Feb 7th 2012
First off do not miss any payments ever. If you're a veteran you can refi to 100%, if not FHA will allow 97.75%, and HAPR1.0 will allow a refi with no LTV requirements. Have you applied for a refinance and told you were not eligible for a DU REFI PLUS (HARP1.0)?ACaclowes@envoymortgage.com
I would never reccomend missing a mortgage payment. On HARP 1.0 the maximum LTV is 125%. Your mortgage servicer might be able to go higher than 125% LTV. Your mortgage has to have been orginated prior to June of 2009 otherwise you won't qualify for HARP 1.0. In order to take advantage of HARP 1.0 your loan has to be owned by either Fannie Mae or Freddie Mac. Do you know if your loan is owned by Fannie or Freddie? If not, I can assist you. smcpherson@c2financialcorp.com
HARP 1.0 allows for loans up to 125% LTV. Under HARP 2.0, there is no LTV cap. If your property is HARP eligible, (Owned by FHMC or FNMA and originated before June 1, 2009) and you have not missed more than on 30 day late payment in the last 12 months, you will be eligible for HARP 2.0 in the next 30-45 days. It's never advisable to miss a payment, but don't miss a payment now that the start date is so close. ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ www.LoansA2z.com
Hi Sharon, 125% LTV was the highest, under HARP 2 there isn't a CAP, as far as late payments with the HARP 2 you have to be clean for 6 months and only 1 30 day late in last 12 months. HARP 2 will be rolling out in the next 30-45 days please hold out on being late as you will lose youe eligibility....
