HARP

Sorry, you have an FHA loan. This means HARP (Home Affordable Refinance Program) is NOT available to you. The good news is, it probably doesn't matter, FHA has the STREAMLINE Refinance program, which is pretty awesome. Contact a LOCAL, LICENSED, non-bank lender. Unfortunately because you have a mortgage guaranteed by FHA you are not eliglble.. "HARP is available for certain borrowers with current loan-to-value ratios above 80 percent and whose loan is owned by Freddie Mac or Fannie Mae" You may want to consider doing an FHA Streamline refinance without an appraisal if you want to reduce your rate and value is an issue. HARP is only for loans owned by Fannie and Freddie. FHA loans are not eligible. That said, depending on your loan to value ratio, a refinance into a loan would be possible. If you have less than 20% equity (80% LTV), some form of mortgage insurance is going to be required. My advice is to contact a local Mortgage Banker/Broker, rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, He/She is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation.
