What is the best first time home buyer mortgage in Arizona?

I am looking to get my first home in Mesa right now, just moved from Georgia to a new job. Looking to buy a home currently worth roughly 200-210k with FICO credit scores of 723, 729, and 736. My wife and I make a combined monthly income of around 7.5k and we have maybe 1.5-2k in repeating debt pet month. Can we qualify for a new home mortgage? by ben.th_604_332 from Mesa, Arizona. You would qualify for a home based on the debt ratio requirements. It is always best to take an applicaiton and very the income. You did not disclosed how much down payment you have; but at the minimun down payment of 3.5% of the purchase price of 210,000 you can qualify for an FHA loan. This loan is perfect for first time buyers that have the lowest down payment and has easy loan guidelines to follow. Based on the information you provided, you and your wife should easily qualify for a new mortgage. There are a number of programs for first time homeowners. FHA is by far the most common loan used by first time buyers because of their lower down payment requirements. Also, because they are government guaranteed, their pricing is generally better for someone not willing or able to put 20% down. My advice is to contact a local Mortgage Banker/Broker (like me), rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed (like me) in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, He/She (like me) is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation.
