NO, not all lenders do VA loans, and some lenders are better at it than others. I currently do not lend in CA, but my best advice is to contact a local Mortgage Banker/Broker, rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, He/She is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation. Hi John,Not all lenders do VA, as you have read already (I do). VA has different disclosures and different methods of qualifying than other govt. insured type loan programs (FHA - USDA). I have seen many lenders drop the ball who did not properly calculate the buyers residual income correctly and although they meet the DTI requirements, do not meet the VA's residual income requirements. Epic FAIL.Can you imagine the surprise being 3 weeks into escrow and the lender comes back and says, ooops, sorry, I didn't calculate your residual income correctly and you actually don't qualify.....sorry. HI John - I am very experienced in doing VA loans and would be delighted to help you with this. These are one of the best loans on the market these days and have some excellent features, including allowing the seller to pay off debt of yours to qualify! Amazing. Be aware though that VA loans also require pest report clearances and this can often be a deal breaker on properties that need work. Not all lenders do VA loans.... But more importantly, just because the lender offers the program, you need to be more concerned about the actual loan officer you are working with understanding and having experience with VA loans. Make sure you select a VA loan expert, not just a company that does VA loans. Little things like "residual income" guidelines screw up rookie VA loan officers all the time.
