Looking to refinance my home mortgage, middle credit FICO of 749

I have a home worth roughly 225k with roughly 70% left of the loan. Credit's not great but good at 749 and I make roughly 65k a year with my wife making 30k. Can I get a 4% rate on a 30 year FRM? by josh.t_781_790 from Bismarck, North Dakota. Dec 30th 2011 Reply

Actually Josh, a 749 score is a GREAT score. As for obtaining a 4% rate to refinane. Based one the information you provided, that should be real easy. My best advice is to contact a local Mortgage Banker/Broker, rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, He/She is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation. Hi Josh:If what you are saying is that your home's loan-to-value ratio is 70%, you should have no problem getting a new loan at 4% as long as you can meet all of the lender's qualifying guidelines. In fact, today I could do this refi for you at 3.75% with no points and about half of your fees paid if you lived in CA, but, unfortunately; you do not. We only do loans here, however, I'm relatively certain you could find a savvy mortgage broker in Bismarck that could come close to the loan I just described.
