Where can I get a VA loan for the Fort Worth area?

I've tried Google searches, but I don't see anyone that isn't some huge national corporation, really looking for a broker that works with many lenders. Just got my HD from the army, looking to buy a home with the money I've saved up in the Fort Worth area. Please leave contact information with rates that can beat the 3.75% APR I've been given so far. Stats are as follows: 760-780 credit, homes value from 300-495k, have enough for a 5-10% down payment, in the middle of jobs but will be working full-time at $22/hour, roughly $3.5k a month, no debt besides credit cards that have around $500 in debt. Thanks. by breach_435_367 from Fort Worth, Texas. Dec 20th 2011 Reply

I would be happy to assist you but based on the income you believe you are going to earn, I would advise lowering the price range of the home. Your debt to income ratio needs to be below 50% to get an approval. At $300,000 with 10% down, you are going to be over 55% and that's without any other liabilities. In addition, I would need to know what your new job is going to be and if it is similar to the job you had in the army. The VA guidelines are specific about this. The best thing is to call me at 214-733-6899.

It's smart to be looking for a mortgage broker vs. a bank... Your credit is good, you have enough for a down payment, and you will need to be employed, have received at least 1 pay check, and be working in a "Like" field as your duties while enlisted. As far as qualifying ratios, your probably going to be closer to the $300K to $350K, based on $22 per hour. WilliamAcres.com
