Are there any programs available for First Time Home Buyers that are government workers?

I work for the county and I am looking to buy a home in my area. Do I qualify for any special programs as a government employee or buying my first home? Been working here for four years, decent credit, and my husband works as well. I live in Indianapolis, IN. by heidi._371_586 from Indianapolis, Indiana. Oct 18th 2011 Reply

An FHA loan would be your best bet you can purchase with only 3.5% down payment and that can come in the form of a gift from any related family member including god parents etc..... If either of you have served in the military there is a VA program that would be even better. In both cases the purchase can be structured so any closing costs and prepaid items like taxes and insurance won't come out of your pocket as well.Feel free to reach out to me at my office or cell numbers and I can discuss it further with you, no pressure no hype just solid information.I've been working with both FHA & VA loan programs for well over a decade. As well as taught HUD approved first time home buyer classes.Professionally Yours, John SchweerSR Mortgage Banker since 1998The Federal Savings Bank7900 College Blvd Overland Park Kansas 66210Toll-free 877-788-3520 Ext 6187 Direct 913-928-6187 Secure Fax 913-800-7876jschweer@TheFederalSavingsBank.com

If your looking to purchase in a rural area, then USDA offers 100% financing. There also might be other programs that will work for your area. Best advise I can give you is to contact a local mortgage broker, not a bank, and have him explain the programs that are available... WilliamAcres.com

You should qualify for many programs. Ask your friends who they have used in the past to help them with their mortgage. Loan Originators want to help you in any way they can, so do not be afraid to ask.Cheers!

If you call, We can go over the entire scenario and see what you qualify for if you are looking for a lender who is fair and equitable then you have found your match. If qualified a 30 yr fixed FHA loan at 3.75 with ZERO points would be what I can offer and most people cant. I own the Branch and will beat any offer you get. 877.813.5864 Call Today

I know of no special "government worker" programs, However, there are some great First Time Home Buyer programs available -- if you qualify. Your best bet would be to provide your qualifying info to a lender that has access/experience with these special programs (most do not). Most loan officers will likely just try and sell you whatever they have rather than lose the opportunity. Feel free to call if you would like to know all of your options 219-865-0505 x305. Good luck.
