DOes anybody now about Homepath loans?

Yes we originate a lot of Home Path mortgages here in Colorado. It is a very good program. No, USDA loans provide for 100% financing, not HomePath loans.HomePath requires a minimum of 3% down payment, requires no appraisal, and has no monthly mortgage insurance. This results in a slightly higher rate than an FHA loan, but a lower payment due to not having PMI.You need to qualify for the loan like any other loan process....need a minimum FICO credit score of 660 when making 3% down payment.You can view more details on my blog http://homeloanartist.com. Jodie, HomePath has many benefits to it, such as no appraisal is required, no monthly mortgage insurance and the the down payment can be gifted if need be or you can borrower from your retirement plan. But if you are looking for 100% home loan programs we can VA, USDA and FHA with a CHDAP 2nd that only requires 1% down payment, please calll me to see what area you are looking to purchase and maybe the USDA will come into play or if you our spouse is a Veteran then that is another great lona program. call me at 909-230-4395 to discuss.

HomePath Loans are only available on HomePath homes. They are 3% down for owner occupant borrowers, and a minimum of 10% down for investor borrowers. Anyone can apply assuming they meet standard underwriting guidelines. Also, the credit score requirements are higher than FHA. WilliamAcres.com
