Can I really get pre-approved for a loan?

I am hoping to buy a condo soon and would like to get pre-approved. I really don't want shopping for a loan to negatively impact my credit, therefore I only want to get pre-approved, if it really means that at the end of the day I am truly pre-approved. Frankly, that's the silliest thing I have ever heard. That's like people that save all their lives and then are afraid to enjoy what they saved. You build credit so you can use it to get what you want, the concept of being afraid to apply for something for fear of it dropping your score is irrational. Credit pulls barely affect your score anyway so it's even more bizarre when you look at the facts. How do you plan to "only get preapproved" if no one runs your credit and how exactly do you expect anyone to know if you can unless they do? These 2 that are promising you that they can do this are just as bizarre as the question so maybe they are perfect for you!

This should give you more confidence on how to move forward.Secondly, to truly get "pre-approved" your credit will have to be run and yes the inquiry may reduce your credit score by a few points. However, your score will rebound in about two weeks after the inquiry is run. The key is you do not want to have multiple people run your credit. Talk to a couple of mortgage professionals and go with the person you feel the most comfortable with.Also, I believe you would be better off dealing with an experienced mortgage broker, because we have access to many more loan programs and lenders than a retail loan officer at your local bank.Call me if you like, my number is 888-842-7296. Your question clearly indicates some confusion in the mortgage process. I am a HUD certified First Time Home Buying Consultant and believe in educating consumers so they are empowered to make correct decision in the mortgage financing process. Getting a preapproval is fairly simply...finding someone who puts your needs and concerns above their own...not always so. And, by the way, if you are applying for a mortgage loan you can apply where ever you want within a thirty day window and your score will only be impacted (slightly) on the first pull.
