How exactly is a 5-1 hybrid better than a 30-year fixed? I am understanding it's better for larger price tag homes. is there an advantage ? I am looking at a home in Santa Fe springs, ca. $749,000. 5/1 ARM have their advantages and disadvantages and it depends on various factors such as employment type and it's cash-flow, your over all goal for the property and it's mortgage.Seems like based on your DTI, your only option is to go with Non-Qualified mortgage programs which has higher interest rate and reason your loan originator is offering you 5/1 ARM is because it's interest rate is much lower than a 30 years fix for the sam e program type.
