first time home buyer questions

i live in ca, fremont. and i have checked my credit score with credit karma app. im at 677. what is the min. fico to qualify for first time home buyer? i will be using a co-signer. my income might not be enough $48,500. i have student debt only, $44k and i live with my parents. thanks for help! by paulv675 from Gilbert, Arizona. I am a lender in Gilbert AZ. That is a great score for being a first time buyer and you have options. As to the income and how much you qualify for all depends on how much you are wanting to purchase and then we can run the figures and see up to how much you will qualify for. min score is 580- 620 ( depending on the program .....getting a co signor is a great idea ...fyi - low middle score of all borrowers is what is used for loan purposes ...fyi - credit karma is often not that accurate so I would advise getting pre approved to know for certain what you can qualify for .... also - be aware that if your student loans dont have any specific monthly payment set up yet - lenders might be forced to use 1% or .5% of the loan amount for qualifying purposes

More info needed to determine if you qualify, but your credit score is within the acceptable range for most lending programs. Understand that we look at your scores on all 3 major credit bureaus, and loan pricing and eligibility is based on the middle score of all 3.. Also understand that it doesn't matter how much you own, what matters is what the monthly payments are for the debt you owe. In all reality... an online website is not the best place to get accurate information. Pick up the phone and call someone.. (like me).. and give us 5 minutes of your time.. 677 is fine ..scores as low as mid 500s are possible for loans
