When it comes to conforming financing, (Conventional, FHA, VA, USDA)they all have mandatory waiting periods before you can finance after a major credit event such as a BK. However, there are programs that allow you to do a cash out refinance now ( I have several).. but the terms are not the best.. The goal would be to do a cash out now, then once you pass the mandatory seasoning period, you can do a rate and term refinance to get out of the higher priced loan.
