I have More Land!

I am researching refinancing my home and did some pre-work with property lines and went into look at the plans with the city. well, come to find out, my home is actually 1,100sq. ft. larger than listed and i wanted to know if this will effect the refi? by rickyrrose36545 from Seattle, Washington. When you do a refinance, the appraiser will measure the home.. regardless of what the county assessor has in their data base, the appraiser will use the actual square footage.. Now there are several situations where this can be a problem.. If your home is larger than what the assessor office shows.. then it's possible there was an addition.. If the addition was permitted, then the assessor should have know about the added square footage.. But if the addition was not permitted, then so long as the work was done in a "Workman" like condition, you shouldn't have a problem.. But if the work was poor, it could affect your appraisal. It's also possible that the SF was entered incorrectly at the county level.. This would have been good for you, since most counties asses property taxes based on SF.. so, if you let the county know, you will end up getting a larger tax bill... Just for clarification.. your title says "I have More Land!".. but in the question, you say "my home is actually 1,100sq. ft. larger than listed".. If your HOUSE is 1100SF larger, then my answer above is applicable.. if your LAND is larger, then its possible your apprised value can be slightly higher, or it might not have any affect at all.. but it definitely wont be worth less..
