My Mom is 94, in home 41yrs-Want to sell. Property tax records differ from actual sq ft how to change.

You are going to need to go to the city, or if mom has any plans or permits of work done to provide appraiser to the appraiser as proof of permitting work was completed, if non-permitted work was done, appraiser must use title, hope this helps

Mike gave you the correct answer if you want to increase sq footage but as a lender I have financed lots of properties that had additions with no permits. Right now it's a sellers market so you will do alright.

I would suggest that you talk to your realtor and go over the options that are available to you when you have a square footage discrepancy. Why is the square footage different? Did you have permitted work done, or has it been incorrect since you purchased the home? If you had permitted work done, you can go to the county and validate. Be aware if you do go to the county, there is a possibility that the county could assess additional property taxes for the difference.

If you know for sure you will be selling, then you would go to the Pinal County Assessor and tell them they do not have the actual SF.. But understand that once you make the change, the property taxes will go up.. and you cannot reverse it.. Typically, this happens when an addition was added. If the addition was permitted, then the county would know about it since the new SF would be on the permit. If the addition was not permitted, then that could be a problem when you go to sell. If the buyers appraiser determines that the work was done in a "workman" like condition, then you should be fine.. but if the quality of the addition is poor, then you might have problems.
