Realistically, the only way to know is to apply with a mortgage professional. There are so many things that need to be considered that it's impossible to tell you how to get approved without looking at your complete scenario.. Bad credit is subjective.. this is why we use credit scores.. but credit scores are just one thing out of many that have to be analyzed.. For these reasons, i suggest you contact a mortgage banker/broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with a Banker/Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the banker/broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the big box banks. I'm a preferred Lender with California and Arizona being my primary markets. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com NMLS# 226347 / LendUS, NMLS 1938/ AZMB0121893

Being a first time home buyer has some advantages, you can get a grant up to $7500.00 to help with your down payment and closing cost based on your income and employment. I work with customer daily that have a few credit bumps and you would be surprised as how easy some things are to fix. Before you start trying to fix them on your own I would suggest you contact a Mortgage Banker, something you think will help wont some times I am in Panama City Florida but also cover the Knoxville area as well and would be glad to help you with your first home. Best of luck on your new home and if I can be of assistance please let me know Stanley Lindsey NMLS 203006 850 257 0229

The best answer is to stop thinking about a home, and work on obtaining a credit profile that lenders like first. Without benefit of having a full application and a copy of your credit report, none of us can give you good direction on what it may take to get you to where you need to be. So therefore my suggestion is to contact your local mortgage broker, complete an application, and let them zero on on your options today, or give you the information you need to make it work tomorrow.
