Your question is confusing.. specifically, what is your definition of a 1/2 of a duplex.. For the majority of the country, a duplex is one property, with 2 individual units. If this is what you are thinking about, then no.. you cannot buy half a property, and USDA will not allow you to purchase anything but a single family residence. However, in some area's of the country, there are properties that have 2 individual units, but they share a common wall. they are mistakenly called a duplex.. when in fact, its' just a single family home with a shared wall.. If this is your scenario, then yes.. it might qualify for USDA assuming it's in a USDA defined area. I assume you are asking if you can use the rent on a duplex to help qualify. On most loans, the answer is YES. But on a USDA loan, the answer is no. USDA does not allow you to purchase any property that is income producing in any way.
