I have a PHFA mortage, can I refinance

I have been with PHFA for about 8 years, one late payment. Can I refinance with a different company or is it best to stick it out with this one. 30year mortgage I have now. by idaeverett4655 from , California. Jan 19th 2018 Reply

Yes you can refinance with another lender depending on when your late was. Most lenders have a rule that if that late was within the most recent 12 months you'll have to wait until there have been 12 on-time payments. You can refinance.. Having a late payment is not a deal breaker.. if you were late, but not more than 30 days late, then for lending purposes.. it wasn't late.. Also, if it was late in the last 90 days, then you will have to wait till you have made 3 on time payments.. but you are only allowed to have 1 late payment in the past 12 months.. and none in the last 90 days.
