thank you all for responding, but no one is leaving their business name or number, which makes me uncomfortable. I want to lower my interest rate and house payment now that i pay it all by myself it is really tight. I don't know if it can be lowered enough to make a refi worth my while. it is really hard to get information that relates to me.I would rather call you if i decide to. thank you and have a good day!

What type of loan do you have now e.g. Conv, FHA, VA, or Other? The waiting period for foreclosure is dependent on the type of loan you want to obtain. It may not be applicable at all if you currently have an FHA or VA loan. It may not apply on a Convention loan either, if there was a Bankruptcy and the mortgage (on the foreclosed property) was included in the BK. Happy to explore options with you. Absolutely,, but only using FHA... Conventional guidelines require a 7 year waiting period.. i'd be happy to look at your complete loan profile and advise you.. Hi, your only option is FHA or VA or USDA which I would probably would think you would fall under FHA because you did not mention you had a VA loan. The waiting period for a Conventional Mortgage through Fannie Mae is 7 years and Freddie Mac is 3 years of the circumstances were extenuating otherwise it's 7 years also.
