My husband wants to refinance...he has great credit and I don't though it is improving. Do I have to be on the loan?

My husband purchased the house we live in before we got married 2 years ago. His credit is great mine not so much but I have been working on it. He wants to refinance but I am leery about that since my credit rating is not stellar. We live in IL and he seems to think we both need to apply for the refinance. I think that he should be able to apply on his own, since he bought the house and the mortgage is in his name only. Although Illinois is a community property state, you are not required to be on the loan application. Therefore, neither your personal credit nor your personal debt will impact your husband's ability to qualify for a refinance. I agree with all the other lenders and just to add if your husband wants you to be apart of the transaction then he can take comfort in knowing that you can be on the title of the home and not the mortgage. This is a nice security feature that would not tie you financially to the home loan but would still give you legal rights to the property

Any lender can look at both scenarios and advise you of what would work or not. I would be happy to do that for you, but to answer your question no, you do NOT have to go on the mortgage with him. If you do then your debt would be considered. If you are working, that might not me an issue but I can tell only after getting some more details.Tom

hi: In my experience, no you do not have to be on the mortgage note if your husband can qualify with new refinance on his own based on his subject debt to income ratio. Credit scores usually determine the best rate out there but one still has to qualify for the mortgage. If he is unable to qualify with his income on his own, you can always obtain a non occupant borrower to add on the new loan using that person's income & high credit scores to qualify worse case...Mike (703 505 5300)
