Looking to buy a home but running into problems...

Much, Much, Much more info needed to advise you.. Is the income claimed on a filed federal US tax return? Does he pay US taxes on the income? Is his income documentation in English? Is he paid in US Dollars or foreign currency?, etc, etc, etc.. First, if you are going to the local bank or credit union to get financing, then you are definitely looking in the wrong place.. you need to find a qualified mortgage bank.. not the corner bank or credit union.. There are guidelines which allow his income to be used, but you also need a loan officer who understands the rules. your local credit union, part time loan officer, wont have a clue on how to do this.. nor will the corner "big box bank" loan officer understand either.. their job is strictly to take the application, then it get's passed on to 100 other people.. For all these reasons, the best advice I can give you would be to contact a mortgage banker/broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with a Banker/Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the banker/broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the big box banks. In your situation, it will all being about his ability to prove and document his income to meet U.S. mortgage underwriting guidelines. As you see from one of the other answers, a lot more information is needed. Contact a local mortgage broker in your area for assistance.
