When you have lower credit, it becomes less about the score itself and more about what your credit profile looks like as a whole. Also it would be important to learn what other factors in your financial scenario are involved (Ex; timing, job history, assets, etc.). Much more info required to answer your question.. Without looking at your complete loan profile, it's impossible to advise you correctly.. But in short, lenders look at many things when determining one's eligibility.. Credit scores, income, debt, derogatory events, etc.. having a few isolated bad instances, might not be a deal breaker.. but again, we need to see the whole picture, not just a few bits.. For this reason, I suggest you contact a mortgage bank/broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with a Banker/Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the banker/broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the big box banks.
