HUD has The Good Neighbor Next Door program that offers eligible full-time law enforcement officers, teachers, and firefighters/emergency responders a substantial incentive in the form of a discount of 50% off the list price of a home. In return you must commit to live in the property for 36 months as your sole residence. The homes must be eligible single family homes located in revitalization areas. There are many programs available in the state of CA. Also, there is a government program through HUD, only for teacher, firefighters, law enforcement officers to purchase homes owned by HUD, at a 50% discount. These properties are foreclosures, and are owned by HUD. You have to live in the property for 3 years, then all the equity is yours to keep, sell, refi or what ever you choose. There is also FHA programs with only 3.5% down. It all depends on your financial status, and your credit. I am a direct lender in California, and I could help you get pre-approved.
