When a seller offers a property up for sale, rarely do they "Offer" Financing.. obtaining financing is the responsibility of the buyer if financing is needed.. if you are interested in buying that property, then you should contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. As a REALTOR in Sacramento CA, when we list properties, the type of allowable financing for the property is usually posted. For example, if a property has a non-permitted addition, typically the property will be offered as a property which will only accommodate cash or conventional financing. Looks as though Thomas answered your question, however, your real estate agent needs to explore the property (history) prior to placing an offer which a listing agent will typically state in the listing, "Buyer or Buyer and Agent to verify all".
