Can I get a new mortgage loan at 78? Or is it considered too much of a risk in the eyes of a bank?

It's illegal to be discriminated because of your age.. so the short answer is yes.. you can get a mortgage at 78 years old.. however, you must meet all eligibility requirements.. income, debt, credit scores etc.. all will be analyzed to see that you qualify.. There's also a Reverse Mortgage option you can use to purchase a home.. At your age, you would need about 36% down plus fees, but you would never have to make a payment as long as you live in the home.. For a standard purchase, you could put as little as 3% down.. but if you want to know all your options, then you should contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. You are never too old to get a mortgage. As long as you meet the financial and credit worthiness requirements, the answer is "yes".
